Abstract:
The Ayer is a 45-story cast-in-place concrete residential tower adding a distinct geometric presence to Seattle’s skyline. Its structure features long-span 8-inch post-tensioned slabs and a concentric shear wall core designed using Performance-Based Design. The project stands out through constructability-driven solutions, including vertically aligned columns that eliminated all transfer beams and the innovative use of Steel Fiber Reinforced Concrete (SFRC) coupling beams in lieu of diagonally reinforced beams, simplifying construction while maintaining seismic performance. Sustainability was central to The Ayer’s approach: high-strength concrete and rebar reduced material quantities, while Portland Limestone Cement helped cut more than 450 tons of embodied CO2. Through advanced materials, thoughtful collaboration, and leading-edge structural solutions, The Ayer sets a new benchmark in efficient high-rise concrete construction.
